• What exactly do I get with my Lot and Home Cash Back Rebate Voucher?
A. With your Rebate Voucher you can receive a check for 1% of the base
Price* of the new home, or the selling price of lots and land**, you found on
the Lot and Home website. For example, if you buy a home for $300,000 you
will get a cash rebate for $3000.
Lot and Home’s mission is to help everyone who is looking for a new home or
land to find exactly what they want as easily and as quickly as possible and
save money in the process. Remember your cash back rebate is in addition to
any other discounts you may receive.
• How do I get my rebate money?
A. After you have settlement, you simply fax or mail to Lot and Home a copy of your signed Rebate Voucher and a copy of the HUD 1 Settlement Sheet. Please allow 14 days from settlement for your rebate check to arrive.
• Are all of the hundreds of thousands of new homes on Lot and Home eligible for a rebate?
A. There are currently 12 states that have legal restrictions for real estate
rebates for new homes. But even if you are not eligible for a rebate, Lot and
Home will try to save you money on new homes in these states too. Simply
request a voucher and Lot and Home will have a referral agent in the non-
rebate state contact the builder and attempt to provide you a reduction in the
base price of the home.
• Why are some land postings not eligible for a cash back rebate?
A. Lot and Home pays buyers a cash rebate from the referral fees it receives from property sales. There are certain states and situations where referral fees are not permitted therefore Lot and Home cannot offer a buyer cash rebate.
• Will I have to pay the listed price shown for new home that I want?
A. Not necessarily, the prices shown may change before the seller can revise them on their Lot and Home web pages. As with any home purchase you are free to negotiate the price you want to pay. Just keep in mind, as a Lot and Home customer, regardless of the price you pay, you will still receive your cash back rebate check.
• Why is it necessary for me to present my rebate voucher to the builder or to the land seller the first time I contact them?
A. Lot and Home can only refer to a new home builder someone who first saw the property on the Lot and Home website. If someone goes to the new home for the first time without a Lot and Home rebate voucher, there is no way to prove that person learned of the new home through the Lot and Home web site. This means that no voucher can be issued, so please get your voucher first before contacting or going to see the new home that you are interested in.
• What if I just want to call the sales representative and ask a few questions?
A. We recommend that you do not do this until after you have obtained your rebate voucher or your voucher may be invalid. If you make any contact with the sales representative you must tell them you saw the new home on the Lot and Home website. Be sure to get the name of the salesperson.
• How long is the cash-back rebate voucher valid?
A. Each voucher is valid for 30 days from date of issue. You can always renew your voucher by going to lotandhome.com, click: Log In.
• Can my rebate be used as a credit towards the price of the home or the builder incentives?
A. No, your rebate amount is sent to you in the form of a check after
settlement has occurred. Your rebate may by applied toward your closing
costs when mandated by state law or your mortgage provider.
• What if I want to go see more than one new home; will one voucher be valid for other new homes?
A. Each voucher issued has a unique serial number and designates the new home model and new home community that the person requesting the voucher has selected, therefore each voucher is valid only for that specific new home or a new home in that specific community.
Remember Lot and Home wants to make it easy for you. You can request as many vouchers for as many new homes as you would like to see. You are under no obligation to buy; a voucher only demonstrates your interest in a new home.
• Can I get a rebate voucher for a home that is not on the Lot and Home web site?
A. Possibly, just email Lot and Home (Customerhelp@lotandhome.com) about the home at least 48 hours before contacting or visiting the new home. Lot and Home will attempt to get the seller to participate in the rebate program.
• I want to know what price I can afford for a new home before I start searching. How can I get pre-qualified for a mortgage?
A. It is very important to get pre-qualified for a mortgage before searching for a new home. You do not want to put yourself in the position of taking on a mortgage that will break your budget. Plus you might learn that you can afford a more expensive new home that you first imagined.
Lot and Home wants all of its customers to make wise decisions when buying a new home so that they can be happy and enjoy their new home. We feel pre-qualification for a mortgage is so important that it is require before a rebate voucher can be issued.
Pre-qualification is very easy and will only take a few minutes; a Lot and Home Personal Customer Care Representative will assist you. Keep in mind that you are under NO OBLIGATION to use the mortgage company that pre-qualifies you. You are always free to use whichever mortgage company you want.
• Buying a new home is a huge investment. I would like to have a real estate professional represent me; it would give me peace of mind. How can I find a good agent?
A. Most people buy a new home once or twice in their lifetime so having a qualified real estate agent to look out for your interests is a smart decision.Lot and Home has highly trained real estate professionals to represent you if they want to buy a new home; they can even help sell your existing home for the most amount of money possible.
Search for a new home from Lot and Home’s vast national new home inventory. When you find a home you like, request a rebate voucher. You will be contacted by a Lot and Home Personal Customer Care Representative to assist you with the processing your voucher. If you want you can discuss their wide range of services at that time, there is NO OBLIGATION.
• If I find a new home I like on the Lot and Home web site, can Lot and Home help me negotiate with the builder for upgrades?
A. Yes, you, or your real estate agent, always have the right to negotiate with builders. And remember, any special deals you make with a builder for upgrades are in addition to your Lot and Home Rebate.
• I am under contract with a Buyer’s Agent, will that cause a problem?
A. Not at all. The only requirement for Buyer Agents is that they accept the Lot and Home Buyer Agent Compensation Agreement. This agreement entitles the Buyer Agent to monetary compensation from Lot and Home should a sale finalize. However, if your Buyer Agent declines the Buyer Agent Compensation Agreement, you will not be eligible for a cash back rebate. Your Lot and home Personal Customer Care Representative assigned to you will contact your buyer agent to work out the details.
